The Assistant Director of Fire and Life Safety is responsible for supporting the daily operation and management of the Midtown fire safety program. This includes the scheduling and supervisory input for fire and life safety union employees. The individual in this position will serve as a technical expert and ensure compliance with NYC fire safety codes, standards, and regulations. The Assistant Director of Fire Safety will participate in the development and rollout of the organizations policies, procedures, and programs to ensure the buildings fire safety compliance. This individual will assist with training all Fire and Life Safety, Security, Commercial and Residential team members as necessary.

• Protect life and property by participating in the planning and implementing the company’s fire and life safety plan
• Ensure that all life safety systems and related equipment are fully functional and ready for all emergency situations and incident response
• Ensure fire/EAP drills are conducted as required and written logs are maintained
• Identify potential or actual weaknesses in response time or life safety systems and related equipment and
• Monitor and modify training programs as required to mitigate risk and increase level of preparedness
• Train all staff to provide clear direction, information and assistance to all tenants, guests, vendors, and employees in a professional, pleasant and courteous fashion
• Assist with the supervision and training of the Fire Safety team and designated Security Officer II and Security Officer III positions to ensure emergency preparedness
• Assist with the training of Residential Concierge, Porter and Handyperson team members in accordance with Fire and Life Safety Standard Operating Procedures  

• Assist with the management of required inspections, including but not limited to:
  • Sprinkler standpipe system
  • Local Law 26 photo luminescent markings
  • Means of egress
  • Signage
  • Permits
  • Fire extinguishers, fire hoses
• Manage all recordkeeping requirements, including but not limited to:
  • Annual Fire Alarm Testing
  • Semi-annual water-flow testing
  • 5-year Siamese hydrostatic test
  • Annual trip test of dry valve/pre-action system
  • Monthly Elevator Phase I and II recall
• Assist with processing weekly payroll, managing work schedules and assuring proper coverage for all shifts
• Assist with ensuring vendor services are provided as per contract agreements, and schedule services accordingly
• Audit and maintain all certification and training records for Fire and Life Safety, Security and Residential team members
• Schedule all team members for certification and training programs as required, including but not limited to:
  • FDNY Certifications
  • CPR/AED and Basic First Aid
  • Tabletop Exercises
• Routinely visit properties to engage with team members and address questions or concerns
• Ensure all AED’s and Trauma Bags are accounted for and maintained as required
• Assist with Residential training programs to provide staff with training during fire, non-fire emergencies and active shooter preparedness
• Perform other duties and tasks as assigned
